Over the past 12 years, Schemmer has designed several maintenance yard and facilities projects for NDOR, including construction of the Melia Hill project.

The new maintenance yard consists of the construction of three NDOR maintenance operations buildings, including a maintenance repair and storage structure with administrative office space, as well as a salt storage building and a fuel storage/records building. A seven-foot high chain link fence surrounds the site, with motorized vehicle gate access off a new concrete service road from 234th Street.

The maintenance building accommodates storage bays for five trucks, a service storage bay, mechanics bay and heated truck wash bay. Upper loft storage areas for parts and storage include 1,249 square feet. The administrative area has 2,062 square feet that includes supervisor office space, mechanics office, crew room, male and female locker/toilet rooms and mechanical/electrical support services.

The fuel storage building is comprised of 336 square feet and houses special laboratory equipment for con-crete testing, storage of fuel records, and a flammable materials storage room for lawn mowing and snow blowing equipment. This structure is a small-scale copy of the main facility with insulated precast concrete panels and a standing seam metal roofing.

Although LEED® Certification was not pursued on this project, many energy conservation principles were investigated for possible incorporation as the construction budget allowed. An on-site septic system and leach field were employed, salt and water detention ponds control on-site drainage to neighboring properties and drought-resistant landscape screening and buffering techniques were employed to shield adjoining occupied properties and establish a "good neighbor" policy between state and private landowners in the area.
