Over the past 25 years, Schemmer has programmed and designed numerous municipal vehicle maintenance and street maintenance facilities. These include the 400,000 SF relocation of the City of Chicago's Fleet Maintenance Facility, fleet and equipment maintenance facilities for the cities of Omaha, Bellevue, Columbus, Norfolk, Pottawattamie County and many other programming studies and facility upgrades. Our projects have been featured in national magazines in articles describing the process of programming and design for maintenance facilities.
Schemmer was retained to study the future facility needs of the City's fleet maintenance operations and recommend solutions and a site location for future operations. Based on the inventory of existing vehicles, the projected growth, and the operational plans of the City, Schemmer's study indicated the need for a new facility to meet future needs of the City. The building is a pre-engineered structure with a 7-foot-high masonry wainscot. The maintenance bays have a 22-foot eave height and the support functions have a 13-foot eave height. The mechanical system for the maintenance bays is designed with a gas-fired radiant heating system around the perimeter, and a make-up air unit at the rear of the space. The exhaust system is controlled by carbon monoxide and diesel detection systems. The lighting system is high bay metal halides. The facility is located at the intersection of two major highways serving Bellevue. The access was over a creek, and the building was carefully situated on the site to be above floodplain elevation and to provide for future expansion of the facility.
