Schemmer was selected to perform the construction contract administration and inspection of a new 30,800 SF, one-story dormitory. The dormitory is divided into four main wings with a commons area in the center of the building designed for possible future expansion. The construction of the dormitory consists of steel framing members, brick exterior with metal stud backup, asphalt shingle roof, skylight over the atrium area and all mechanical and electrical work associated with the project. Project sitework involved the demolition of a 37,000 SF existing dormitory, along with removal of concrete sidewalks, curb, gutters, storm water inlets, sewer pipe and various types of fence. Fiber optic and secondary electric lines were replaced, along with a new sidewalk and 6-in. concrete pavement. Schemmer oversaw the construction of a geothermal well field, involving 56 wells, 300-ft. deep, new 8-in. sanitary sewer lines and 48-in. manholes. Schemmer also completed the design and construction administration for dorm furniture, fixtures and equipment. Construction completion is slated for the fall of 2010. Total project cost was $23 million.

The Oglala Sioux Tribe has since asked Schemmer to lead many additional construction contract administration renovation projects including:

  • Baby Face Preschool Building – electrical service remodel
  • Grade School and Gymnasium – both buildings include remodeling of bathrooms, roof replacement, electrical service modifications, replacing heating terminal units and window air conditions, and the addition of an elevator for each building
  • Portable Classroom – ADA upgrades
  • High School – ADA upgrades, door/hardware replacement and HVAC upgrades
  • Dining Hall – including replacement of boiler and HVAC equipment, new dishwashing room and kitchen equipment upgrades
  • Bus Garage
  • Fire Alarm Upgrades and Network – for 13 buildings throughout the school campus
  • Football Facility Upgrades, including football/track field lighting and site drainage
