PROJECT SPOTLIGHT: WATERFORD BUILDING AT FOUNTAIN RIDGE OFFICE PARK | OMAHA, NE
As part of a larger development near 192nd and West Dodge Streets, Fountain Ridge Office Park brings a luxury work environment to a fast-growing neighborhood in the metro. Nestled between planned retail restaurants, multifamily housing, a hotel/conference center, and a medical park, the Waterford Building provides easy-to-access office space in a live-work-play community.
The Waterford Building project features two office wings and a central commons area. The Commons area is populated with a community multi-purpose room, conference rooms, refreshment area, smaller "makers" type lease spaces and access to the roof terrace with covered seating and a fire pit. All over looking a plaza area with terraced bench seating and the signature fountain element.

Oriented towards Dodge Street, the Waterford Building is readily visible to more than 45,000 vehicles each day. The building is a steel structure with precast wall panels serving as the core structural elements. The envelope consists of a unitized curtain wall system and aluminum composite panels. The exterior walls of the office wings that face Dodge Street have a ground-mounted lighting system to wash the building façade in multiple colors.
R&R Realty engaged Schemmer to provide architectural, structural, mechanical, and electrical design for the building.

Construction of this four-story office building began in October 2019. As a result of the COVID-19 pandemic, R&R Realty installed medical-grade air filters to provide cleaner, safer air to protect the health and wellness of the tenants through the pandemic and beyond. The building also features technology that is key for a touchless environment. With a focus on reducing germ spread on high-use touchpoints like doorknobs, handles, light switches, and elevator buttons, touch-free entrances to the building and bathrooms, as well as lighting motion sensors and germ-resistant flooring and coverings. All of these features will allow for a safer, but still collaborative environment.
