OMAHA, NE – Have you seen the new construction fences going up at 72nd St and Farnam St in Omaha? Here’s what’s happening.

A five-story mixed-use building is under construction on the southwest corner. It replaces older retail and restaurant buildings and brings housing and storefront space back to the site. When it wraps in late 2026, the project will include:

• 176 apartments (studios, one-bed, and two-bed)

• About 5,000 SF of street-level commercial space

• Parking on the first two levels

• Resident amenities, including a clubhouse

• Upper-floor views toward the skyline

The site couldn’t be better positioned. It sits right next to the new Omaha Public Library and across from the Crossroads redevelopment, two major projects that are reshaping the area.

Schemmer is working with Lockwood Development and providing architecture, interior design, civil, geotechnical, structural, mechanical, and electrical engineering, plus survey. One team handled the full scope to keep design and construction aligned.

This corner is shifting from aging storefronts to a place where people can live and shop. Adding homes and small-format retail at a busy intersection helps stabilize the area and supports the activity already growing around the library and Crossroads.
