• Conceptual Design

  A Concept Design takes the results of Programming and Space Planning and develops them into any of the following:

  • Concept Floor Plan
  • Concept Site Plan
  • Concept Exterior Design
  • Concept Interior Imagery

  A Concept Design can include color renderings and can be used as graphics in a capital. campaign

• Condition Assessment

  A Condition Assessment reviews a facility’s architectural, structural, mechanical, plumbing, electrical, and site elements to readily observable conditions, identifies deficiencies and recommends corrections, prioritizes and classifies the recommendations, and provides related probable costs of construction. Categories for review include but aren’t limited to: site and utilities, building shell (exterior envelope), building interior, structural systems, mechanical systems, plumbing systems, and electrical systems.

• Construction Drawings

  A two-dimensional representation of how the building and the site will be constructed. These are often drawings that go through review by local jurisdictions and are needed for permits to begin any new construction.

• Energy Audits & Conservation

  A dual effort between mechanical and electrical engineers to conduct an analysis of the building’s energy efficiency and provide recommendations on future needs.

• Functional Assessment

  A Functional Assessment involves a review of a space/building’s existing conditions related to the current or anticipated use. The assessment includes but isn’t limited to observation of the current space/building use and configuration and provides an evaluation of the quantity and quality of space/building compared to provided needs and wants.

• Geotechnical Engineering Investigation

  Recommendations on the site’s soil properties through soil sampling and lab testing. This information is helpful to determine the building foundation and the site elements.

• Master Planning

  An analysis that combines the data of an existing building/property and compares it against the needs and wants of a project. We can help you decide what to do with the property to best meet your goals and needs. Master Planning often includes reviewing larger initiatives and goals and how to proceed with a project with a phased implementation.

• Structural Conditions Assessment

  An assessment of the condition of the current structure.

• Space Planning

  From a Program, the spaces and goals are reviewed in relation to each other. Key connections are identified between overarching project goals. Spaces are reviewed for adjacency requirements to provide an efficiency in a concept space plan. Both are combined and the deliverable is a space plan that can be developed into a concept floor plan.

• Survey

  A survey can be a thorough investigation of a property that involves the topography, easements, property lines, and any other legal information involved with the property.

• Programming

  During Programming, we identify the goals and objectives for a project; sort of like making a grocery list before shopping. This list includes a variety of items ranging from the number of rooms, size of the rooms, how the rooms will be used, qualitative requirements, sustainability goals, and aesthetic goals.
