Pre-design and programming: we meet with project stakeholders to understand wants and needs and to craft a detailed plan. Programming involves pinpointing your needs, especially those that impact placement, scale, and complexity of the project. Alongside our civil engineers, we analyze the site’s terrain, its environmental factors including wind and sunlight, and local regulations to ensure feasibility, delivering a program document that guides the design while staying within your budget and timeline.

Space planning and conceptual design: we turn your program, data, and project goals into a practical layout. Space planning focuses on arranging spaces for smooth flow and usability, tailored to how you’ll use the building; not only today, but tomorrow as well!. We sketch initial ideas, using diagrams, 3D models, or immersive walk-throughs to show how spaces connect and feel, while exploring design styles based on your input. This phase blends creativity and function to ensure spaces work well and feel inviting.

Schematic design and design development: Refinement of plan and design-intent.  Schematic design entails the creation of basic floor plans, cost estimates, and the infusing of design-intent into those two components. Design Development looks at the project holistically, incorporating well-integrated HVAC, Lighting, Power, and Structural systems into the project.  Architectural-specific details including final control dimensions, exterior and interior material palettes are finalized along with detailed drawings ensuring safe, efficient, and visually engaging spaces.

Construction documents: These permit and construction-ready documents ensure building code conformance, provide adequate information for contractor bidding and become the instruments of service for construction of the project .In construction administration, we oversee the build to ensure it matches our documents but most importantly your plan. In post-construction, we inspect the finished space, provide maintenance guides, and ensure your satisfaction. With careful programming, space planning, and design, we create spaces perfectly suited to your needs.

3D BUILDING SCANNING SERVICES

3D-Scan ScannerSchemmer helps project stakeholders stay laser focused with 3D scanning buildings to BIM Services using the Leica RTC360 Laser Scanner. This cutting edge technology shoots two million points per second and creates 360° advanced High-Dynamic Range (HDR) imaging. Use this 3D scanning process to bring your buildings into the digital world, help lower the life-cycle cost, improve accuracy and collaboration. With Schemmer’s recent acquisition of the Leica RTC360 3D laser scanner, we are able to document and capture environments in 3D, improving efficiency and productivity in the field and in the office.

BIM Design

Our team utilizes BIM to collaborate in real time within our architecture, structural, mechanical and electrical engineering disciplines in the form of Revit software. We pride ourselves on the use of current technology to enhance design capabilities and increase design efficiency. But the most important aspect is that it allows you to visualize and interact within your project design to ensure your vision becomes a reality.

Facility Assessments Header

FACILITY ASSESSMENTS

As facility assessment specialists, our design professionals balance the issues of feasibility, cost and aggressive schedules with the unique and diverse needs of our clients.

Our comprehensive facility assessment features
two major components:

  1. Condition Assessment: This allows us to identify the architectural, structural,  mechanical, plumbing, electrical and site conditions. We will address your facility’s  physical condition, its life span, and if it complies with current codes.
  2. Functional Assessment: Our evaluation will determine the adequacy of a building to  house its intended function. This information helps answer the following questions:  How many people and how much equipment can be accommodated? Is there  enough space and is it configured properly, or are there space surpluses, deficiencies  or functional inadequacies?

The data in both components is stored in proprietary software that helps to manage deferred maintenance and forecast capital renewal. You may need one or both of the facility assessments. Schemmer has a team of professionals specially trained to conduct both types of assessments.

Facilitate logoIn order to efficiently and effectively conduct a complete facility assessment, Schemmer utilizes our proprietary facility assessment software program, FACILITATE, which is unique to our firm. This program enables our team to input data on-site and in real time, quickly compiling the information for analysis and reporting.
