Emerald View Apartments

The Emerald View Apartments is a 128-unit development bringing quality, affordable housing to the community. Led by the Lincoln Housing Authority and designed by Schemmer, the project spans 13.62 acres and features a mix of four-plex townhomes, eight-plex apartments, and amenities such as a clubhouse, playgrounds, garages, and a community garden. About 75% of the units are income-restricted through the use of Low-Income Housing Tax Credits, making affordability a central focus of the project.

The design team balanced efficiency with livability. Streamlined unit layouts kept costs manageable while ensuring accessibility and comfort. Thoughtful details such as built-in cabinets, under-stair storage, and custom balcony drainage were paired with larger design moves like consistent natural light and welcoming building composition. A guiding principle was that every unit include a front porch or balcony, reinforcing pride of place and creating a sense of ownership for residents.

As Project Architect Angel Coleman explained:

“I was told early on that the idea was to give every unit its own front porch or balcony. That one detail really set the tone. It’s about giving people ownership of their space. That sense of, this is mine.”

Emerald View is now becoming a vibrant neighborhood. Families are moving in, patios are decorated, and children are enjoying shared green spaces. Designed to adapt to residents at every stage of life from recent graduates to growing families and empty nesters, the development reflects Schemmer’s mission to create communities where people feel at home.
