Schemmer served as both the design team and owner’s representative for the new Omaha office of Felsburg Holt & Ullevig (FHU), located on the fourth floor of Carson Wealth, Building #2. This 12,975-square-foot tenant improvement project transformed an unfinished shell space into a fully customized, modern work environment.

The new layout includes a combination of private offices, open workstations, conference rooms, a training room, break area, and production space—each designed to support efficient workflows and create a comfortable, flexible setting for employees. The project team collaborated closely with the client to ensure the design met current operational needs while allowing room for future growth.

As with all of Schemmer’s workplace design projects, the goal went beyond space planning. We focused on creating an environment that supports people—where collaboration can thrive, day-to-day tasks are simplified, and long-term success is built into the floor plan. This project not only strengthens our client’s presence in the region, but also reflects our ongoing commitment to designing spaces that make a difference in the communities we serve.
