The Firehouse 42 Development – Phase 1 project sets the foundation for a larger master-planned retail area designed to serve a growing community. Working alongside WS Construction in a design-build partnership, Schemmer provided professional design services for a new 11,680-square-foot retail strip mall and a standalone 1,800-square-foot coffee shop. Together, these buildings form the first phase of what will become a vibrant commercial hub, offering flexible tenant spaces including daycare accommodations to meet a variety of community needs.
Schemmer’s initial scope focused on full design services for the building shells, including architectural, structural, mechanical, electrical, and construction administration. The project was structured to deliver efficient, cost-effective design solutions that support WS Construction’s phased development strategy.
Following the project’s start, a scope modification expanded Schemmer’s role to include Development Engineering Plans (DEP), grading plans for a Flood Plain Development Permit (FPDP), and Plat Documentation, which were originally excluded. These additions ensured the project met local permitting and development requirements while maintaining progress toward the overall development vision.
Despite the expanded scope, Schemmer maintained a coordinated design approach that ensured smooth integration between architectural and engineering disciplines. By adapting quickly to the evolving project needs, Schemmer helped keep Phase 1 on track while setting the stage for future phases of the Firehouse 42 Development to move forward efficiently.
