The Manawa Retail project transformed the former Gordmans and Toys R Us buildings into a modern retail destination that supports four new tenant spaces. What once served as two separate big box stores has been reimagined into a unified, refreshed environment that continues to meet the needs of today’s national retailers.

The former Gordmans building totals approximately 50,000 square feet within a pre-engineered metal structure. Next door, the former Toys R Us building adds another 27,900 square feet with conventional steel framing. Although situated on separate properties, the buildings share a zero lot line, which required careful design and construction coordination throughout the project.

Site Improvements

Completed site improvements strengthened both function and first impressions. The existing asphalt parking lot received a mill and overlay with updated striping that guides traffic flow and improves parking efficiency. Areas of soft subgrade were reconditioned to support long-term pavement performance.

New curb ramps and a reconstructed west sidewalk improve accessibility for visitors. Rear paving was replaced to align with new egress doors, and additional paving was added to support future compactor locations.

These upgrades contribute to a site that is easier to navigate and better equipped to support high-traffic retail operations.

Exterior Renovations

The exterior renovation reshaped the buildings into an approachable, cohesive retail frontage. The west wall was modified to incorporate four tenant entrances with sign fascias that align with both Landlord criteria and national retailer prototypical standards.

Additional improvements include new egress doors on the east sides of both buildings and a new glass opening at the southwest corner of the former Toys R Us building. The Toys R Us building also received a full roof replacement. Mechanical updates included relocating three existing rooftop units and adding new units to meet current performance requirements.

Today, the exterior presents a clean, modern look that enhances visibility and provides each tenant with a strong street presence.

Interior Configuration

Inside, the buildings were demised into four distinct tenant spaces, each with its own utility service. Two Landlord Utility Rooms were built along the east sides of the structures to support ongoing operations and future tenant maintenance needs.

The completed tenant spaces include:
Ross Dress for Less, approximately 25,848 square feet, delivered as a warm, dark shell per the Landlord’s Work in the Lease.
HomeGoods, approximately 24,472 square feet, designed and constructed in accordance with prototypical drawings that define a full interior finish.
Sierra, approximately 19,730 square feet, also completed per prototypical drawings outlining a full interior finish.
Vacant Space, approximately 9,108 square feet, finished as a warm, dark shell ready for a future tenant to make their own.

These spaces give national retailers modern, functional layouts that support merchandising, operations, and customer experience.
