Mercy Housing Timbercreek Apartments Rehabilitation

Schemmer provided services to assist Mercy Housing with their application to NIFA for Low Income Housing Tax Credits for the rehabilitation of the Timbercreek Apartments multi-family community in Omaha.
This development was constructed in the early ‘70s, consists of nine buildings and 180 units, and was not accessible. Entries were split-level, which were popular at the time, providing garden-level units at the front and walk-out patio units at the back. As such, our team assessed the sloping site for potential accessible routes to the patio units in order to achieve “visitability” to apartments, which were redesigned to meet Fair Housing and UFAS accessibility standards – a challenge within the constraints of existing, too small kitchens, hallways and baths.
