In St. Augustine, Florida, new construction is never just new. It becomes part of a community that has been evolving for centuries. The Sisters of St. Joseph’s new Motherhouse reflects that reality. It is designed to support the Sisters in their daily lives while fitting naturally into the most historic street in the country.

Schemmer was selected to provide full-service design for the replacement Motherhouse for the Sisters of St. Joseph of St. Augustine (SSJ) on Aviles Street. The project called for a practical, well-functioning space that also respects the scale, materials, and character of the surrounding area.

During the latter half of 2025, Schemmer worked closely with the Historical Architectural Review Board to move the design through the review process. Planning and Zoning approval was granted on the first submittal. HARB approval followed in February 2026, marking a key step forward for the project.

The 35,000 square foot Motherhouse is planned with the needs of the Sisters at the center. It includes 33 private sleeping rooms, two guest rooms, and administrative space to support SSJ ministries. The layout is straightforward and efficient, with a focus on comfort and day-to-day functionality.

Site design played an important role as well. Stormwater management is incorporated into a reflection pool located in front of the Chapel. This feature addresses site requirements while creating a clear focal point at the main entrance.

Schemmer is also in contract discussions with the Roman Catholic Diocese of St. Augustine to renovate existing buildings on the property for retired priests. If completed, the project would establish Florida’s first Catholic-focused Continuing Care Retirement Community.

Building permit submission is expected within the next two months. The project moves forward with a clear goal: provide a lasting home for the Sisters that meets their needs and fits the context of St. Augustine.
