The Still is a 20,000 square foot multi-tenant commercial building located in Omaha, Nebraska. Designed to support both an owner-occupied business and future leasing opportunities, the building includes 15,000 square feet dedicated to the owner’s space and an additional 5,000 square feet of flexible tenant space. From the start, the project focused on creating a space that works well today while remaining adaptable for whatever the future may bring.
Schemmer approached the project with a strong emphasis on flexibility and clarity while creating an environment that encouraged retail type uses. The owner occupied space is a liquor store. The owner wanted to create a clean, upscale look that would be suitable for west Omaha patrons. This was achieved by designing clean lines and modern finishes and geometries. This design thinking influenced everything from the building layout to the exterior character, giving the development long-term value and room to grow.
A concept design previously developed by Schemmer provided the initial foundation. Building on that vision, the team moved into detailed design development, refining the architectural expression, interior organization, and site elements to ensure a consistent and well-coordinated final product.
Schemmer completed the full core and shell design for the building, including:
These efforts established a solid, high-quality framework that supports both the owner’s immediate needs and future tenant fit-outs.
Following the core and shell design, Schemmer also provided comprehensive tenant improvement services for the owner’s space. This phase ensured the interior was thoughtfully planned and fully aligned with operational and functional goals. Scope included:
The Still is built to support the owner’s vision today and adapt to new possibilities down the road. With a design that balances practicality and long-term flexibility, it strengthens the Coventry North development and gives future tenants a solid place to grow. Schemmer’s collaborative approach helped shape a building that fits comfortably within the community and is ready to evolve as needs change.
