Council Bluffs continues to reimagine its West Broadway corridor as a thriving, connected gateway to the city. The TreeHouse Project plays a central role in this vision by transforming an underutilized site near 34th Street and 1st Avenue into a vibrant mixed-use neighborhood that reflects the community’s investment in quality of life, public space, and sustainable growth.
This multi-phase development spans approximately 8.5 acres and will feature a mix of residential, retail, and community spaces designed to bring people together and create a sense of place. The First Ave multi-modal corridor, which runs directly through the TreeHouse Development, is an essential link in the ever-growing trail system linking Council Bluffs with downtown Omaha. The connection between the trail and the TreeHouse development has inspired a design that promotes walkability, community, and wellness throughout this modern neighborhood.
Phase 1, which is now leasing, introduced a four-story mixed-use building that includes ground-level community-minded amenities with apartments above. The building establishes the architectural character and site layout for the future phases, setting the tone for continued revitalization along the corridor.
Future phases will expand on this foundation with additional apartment buildings, a clubhouse, retail space, and public amenities. The development is designed with biophilic principles that connect residents to nature through restorative outdoor views, native landscaping, and pedestrian-friendly pathways. Planned amenities include community gardens, rooftop gathering spaces, fitness facilities, walking and biking trails, and outdoor recreation areas that encourage wellness and social connection.
Schemmer is providing full architectural and engineering design services for the TreeHouse Project, guiding the development from master planning through construction. The design emphasizes sustainability, accessibility, and long-term community value as the project continues to grow along Council Bluffs’ renewed urban corridor.
