Weber Family Dentistry and Premier Vision engaged Schemmer to complete their respective tenant improvements, including architecture and mechanical and electrical engineering. Schemmer designed each 3,000 square foot tenant space to maximize efficiency of health delivery, control natural light, and provide value for both owners and patients. Materials were selected to balance durability, economy, and aesthetics. Lighting controls respond to daylight and aid in occupant comfort.
The shell building for the owners, 84 Fire, LLC, was also designed by Schemmer including architecture and structural, mechanical and electrical engineering. The owner requested an economical wood-framed building on a challenging sloped site. By maximizing the footprint to give the owner a high rate of return, the building gracefully fronts a busy arterial street, giving ample signage opportunities and elevating visibility. A stone base provides a durable surface in high traffic areas while concrete board siding provides a change of scale and accentuates the horizontal character of the building. A “butterfly” sloped roof economically increases the presence of the building and focuses storm water into two manageable locations.
The project was built for significantly less cost per square foot than the adjacent commercial building of similar scale and size.
