The 7 Phases of the Architectural Design Process

  1. Pre-Design Phase (Programming)

Every project starts with a conversation. Before we start designing by hand or digitally, we take time to understand your needs, goals, budget, and the unique characteristics of your site. This stage sets the foundation for everything that follows and ensures we’re aligned from the start.

  1. Schematic Design Phase

Now the creativity begins. We translate your goals into conceptual layouts, sketches, and early digital models. This phase is all about exploring possibilities: how spaces connect, how people move through them, and how the design supports your vision. It’s a collaborative process that sets the tone for the project’s look, feel, and function.

  1. Design Development Phase

With a clear direction in place, we begin refining. We add detail to the design, finalize layouts, and coordinate with engineering partners to ensure all systems work together seamlessly. Material selections, building systems, and construction methods are all considered during this phase, balancing aesthetics, performance, and budget.

  1. Construction Documents Phase

This is where ideas become instructions. We create the detailed drawings and specifications contractors need to bring the design to life. These documents ensure everything is well coordinated, code-compliant, and ready for bidding and construction. Accuracy and clarity are key here. They help prevent delays and costly changes down the road.

  1. Bidding and Negotiation Phase

Next, we help you find the right contractor for the job. We distribute the documents, respond to questions, and assist in reviewing proposals. Our role is to help you make informed decisions based on experience, value, and your project goals. We’re here to guide you through the selection process with clarity and confidence.

  1. Construction Administration Phase

Once construction begins, we stay involved to help ensure everything is built according to plan. Our team visits the site, answers contractor questions, and reviews submittals to help keep things on track. If issues arise, we’re there to solve them quickly and efficiently. Delivering quality is just as important as designing it.

  1. Post-Construction Phase (Closeout) 

Even after construction wraps up, we’re not going anywhere. We walk the space with you to identify any final adjustments, ensure everything is functioning as intended, and provide documentation for long-term operation. We want the final result to work as beautifully as it looks and continue to serve you for years to come.
