Council Bluffs, IA - The TreeHouse Project, officially known as the 34th St & 1st Ave Redevelopment, is a transformative development located in Council Bluffs, Iowa. This ambitious project is designed to revitalize an 8-1/2 acre property, reflecting the community's commitment to enhancing its image, public spaces, and overall quality of life.
Schemmer, in collaboration with Confluence and LundRoss, is providing comprehensive architectural and engineering design for this project.
"From the very outset, biophilic design was a priority for the project," said Project Manager and Architect Michael Sinclair. "Strategies to connect people with one another and the outdoors were studied and implemented across the site. From the parking arboretum to the grand outdoor staircase and numerous outdoor amenity spaces, the entire project was about promoting health and well-being to all that live here."
The development is strategically divided into three phases, each contributing to the area's urban renewal and economic stimulation:
Phase 1 features two attached four-level apartment buildings and 20 three-level townhomes, all identical in design.
Phase 2 mirrors the first phase with two additional four-level apartment buildings and 18 townhomes.
Phase 3, is split into two sub-phases. Phase 3.1 includes two attached three-level apartment buildings, while Phase 3.2 introduces two single-story commercial buildings, one of which is attached to the apartment building from Phase 3.1.





As part of Council Bluffs' broader vision to rejuvenate West Broadway by enhancing neighborhood connectivity and encouraging private investment, this redevelopment project aims to create a vibrant and sustainable community environment.
"The City of Council Bluffs has viewed this particular site along the First Avenue Corridor as a catalyst for residential and mixed-use development," said Sinclair. "First Avenue, a former rail corridor vacated in 2013, is just a block south of West Broadway, which itself has seen rejuvenation over the past couple of years. With a long-term goal of serving as a multi-modal corridor through Council Bluffs and one day all the way to Omaha, this spine and the development along it serves as a great example of transforming obsolete property to high-value community uses."
The TreeHouse project will incorporate healthy housing features such as indoor fitness amenities, common kitchen facilities, bike trails, community gardens, and rooftop entertainment patios, all aimed at fostering a vibrant and sustainable community environment.
