TreeHouse Phase 1 Complete and Now Leasing in Council Bluffs

Council Bluffs’ West Broadway corridor continues to change, and one of its most visible new developments has reached a major milestone.
Phase 1 of the TreeHouse Project is complete, and leasing is now underway for the first building near 34th Street and 1st Avenue. The project brings new housing, shared amenities, and a stronger connection to the First Ave trail corridor, helping turn this part of the city into a more walkable and active place to live.
The full TreeHouse development spans approximately 8.5 acres and is planned as a multi-phase design with residential, retail, and community-focused spaces. Its location along the First Ave multi-modal corridor is a key part of the design, giving residents direct access to a growing trail system that connects Council Bluffs with downtown Omaha.
Phase 1 includes an 86-unit, four-story mixed-use building with apartments above ground-level community spaces. It also sets the look and feel for the rest of the development, from the building design to the way outdoor areas, pathways, and future amenities connect across the site.
“The level of finish, the quality of spaces, and the connection to both the on-site and future planned amenities all came together really well,” said Project Manager Michael Sinclair. “Residents have been very happy with the product, and it’s exciting to see the development actively leasing and coming to life.”
The project was designed around biophilic principles, which focus on connecting people with nature in the places where they live and spend time. At TreeHouse, that shows up through outdoor views, native landscaping, pedestrian-friendly paths, and shared spaces meant to encourage people to get outside and interact with their neighbors.
Future phases are planned to build on what is now in place with additional apartment buildings, retail space, a clubhouse, rooftop gathering areas, fitness facilities, community gardens, walking and biking trails, and outdoor recreation areas.
Recent additions, including new project signage, are helping establish TreeHouse’s presence along the corridor as residents begin moving in and leasing activity continues.
Schemmer has been part of the project from the early planning stages through design and construction, helping shape a development that fits the corridor today while leaving room for what comes next.
With Phase 1 now complete, TreeHouse is no longer just a plan for the West Broadway corridor. It is a place where people are beginning to live, gather, and experience the next chapter of Council Bluffs’ continued growth.
